Getting a mortgage with bad credit

Having a poor credit history doesn't automatically disqualify you from getting a mortgage. Our adverse credit mortgage service helps clients with a range of credit issues. Many specialist lenders consider applicants with:

  • Late payments — the most common credit issue, often accepted by mainstream lenders after 12 months
  • Defaults — possible with specialist lenders, especially if registered more than 2 years ago
  • CCJs — County Court Judgements are taken seriously, but mortgages are available, particularly if satisfied
  • IVAs — Individual Voluntary Arrangements require specialist lending, typically needing a larger deposit
  • Bankruptcy — mortgages are possible once discharged, usually after 3+ years with a 25%+ deposit
  • Debt Management Plans — treated similarly to defaults by most lenders

Factors that improve your chances

The longer ago the credit issue occurred, the more options become available. Use our affordability calculator to estimate your borrowing power, then consider these factors that help:

  • Time since issue — most lenders look more favourably at issues 3+ years old
  • Larger deposit — a bigger deposit reduces the lender's risk and improves your LTV ratio
  • Stable income — demonstrating consistent earnings reassures lenders
  • Settled debts — showing CCJs or defaults as "satisfied" is important
